Missouri Laws require that if you want representation, you must enter into a written agreement. If you choose not to be represented by an agent, the licensee working with you may be working for the other party to the transaction

Buyer's Agent Representation
1. Buyer's Limited Agent - Duty to perform the terms of the written agreement made with the buyer. To exercise reasonable skill and care for the buyer and to promote the interests of the buyer with the utmost good faith, loyalty and fidelity in the purchase of property.
2. Disclosed Dual Agent - Represents both the seller and the buyer. A disclosed dual agent may disclose any information to either party that the licensee gains that is material to the transaction. A dual agent may not disclose information that is considered confidential, such as: buyer will pay more than the purchase price; seller will accept less than the asking price; either party will agree to financing terms other than those offered; motivating factors for any person buying or selling property; terms of any prior offers or counter offers made by any party.
There is one thing I want people working with me to remember if they don't remember anything else. It doesn't matter to me whether or not they buy from me or not. The reason I say that is because I will make my income this year either way. What is important to me is...the next time I see them in the grocery store or around town. They will say there is that real estate agent who told us what we needed to hear not what we wanted to hear.
My goal is to help find the property that will bring you a return over the next five years but more importantly will give you a cozy environment to live.
This is possible by methodically researching every property that is on the market today and then narrowing the search down to a few homes.
